Across the Western Cape
41 towns and suburbs in seven regions. Buildings fail differently depending on where they stand — salt and wind on the coast, clay in the Swartland, damp in the Southern Suburbs, thermal movement in the Karoo. Each page below says what we actually find in that area.
Cape Town
Cape Town has almost every kind of housing stock in the country, from Victorian semis in Woodstock to units handed over last month in Century City. What goes wrong is very different in each, and so is what we spend the most time on. The Helderberg — Strand, Somerset West and Gordon’s Bay — is part of the same metro and has its own page.
Helderberg
Somerset West, Strand and Gordon’s Bay sit between the Hottentots Holland and False Bay — coastal exposure on one side, runoff off the slopes on the other. The Helderberg is part of the City of Cape Town metro, and it is where we are based, so this is the area we reach fastest.
Cape Winelands
The Winelands mix genuinely old buildings — some of them heritage-listed — with fast new estate development. The two need completely different inspections.
Overberg
A lot of the Overberg is holiday property — houses that stand closed for months, which is its own category of problem.
Garden Route
High rainfall, high humidity and a lot of timber. The Garden Route has the most consistently damp housing stock in the province, and termites are a real consideration.
West Coast
Wind and salt define the West Coast. Building materials that last thirty years inland can fail in ten here.
Klein Karoo & Central Karoo
Extreme temperature swings and shifting soils. Karoo buildings crack, and the question is always whether the crack matters.
