What it costs

Inspections are priced on two things: how deep you want us to go, and how big the building is. There is a minimum that covers the first 200 m² under roof, and a rate per square metre above that. Nothing is charged by the hour, and the price we quote is the price you pay.

Ask us for a figure

Tell us where the property is and roughly how big it is, and we will give you a firm price — not a range, and not a number that changes when we arrive. Most quotes go out the same day.

Pre-purchase, pre-sale and maintenance inspections

Same three levels apply to all three. Pick the depth you need.

Prices cover a building up to 200 m² under roof. Above that, a per-square-metre rate applies.

Level 1 — Walk-Through

A walk-through with a verbal report, given on site or straight afterwards. Built for speed: enough to decide whether to walk away or commission a proper inspection. No written report.

Level 2 — SOP Inspection

A full inspection to the international Standards of Practice, with a written report covering material defects in the home systems and their major components, plus safety hazards.

Level 3 — Professional Inspection

The comprehensive one. Main dwelling and garage, written professional report with photographs of everything found. This is the report most buyers want.

Mould inspections

Both include one air sample and one surface swab, laboratory analysed.

Option 1 covers a building up to 200 m². Above that, a per-square-metre rate applies.

Complete Mould Inspection

The whole building examined, with moisture, humidity and temperature measured throughout.

Limited Mould Inspection

One defined area. Other parts of the building are not examined, and the report says so.

  • Additional air sampleRecommended per room, to quantify spore counts area by area.
  • Additional surface swabConfirms mould on a specific suspect surface.

New build and renovation snag lists

Prices cover a building up to 100 m². Above that, a per-square-metre rate applies.

Option 1 — Builder Snag List

An itemised defect list written to be handed straight to the builder as a work list.

Option 2 — Detailed Snag List + Client Report

The builder’s list, plus a separate report for you with colour-coded severity on every point, and a closer examination of the building.

Asbestos inspections

Covers a building up to 200 m². Above that, a per-square-metre rate applies.

Asbestos Inspection

Identification, location and condition of suspect materials, with a written report.

  • Laboratory verification calloutApplies when samples must be laboratory confirmed.
  • Per sample analysed

Commercial property inspections

Report within 72 to 96 hours. Minimum three hours on site for 300 m².

Prices cover a building up to 300 m² of roof or floor area. Above that, a per-square-metre rate applies.

Upgradable to option 2 or 3 later if needed.

The most thorough, with a full written professional report.

Add-ons to any inspection

  • Mould sampling added to another inspection From this minimum, plus R450 per sampled area. At least one interior air sample and one swab.
  • Thermal / infrared imaging In addition to any other inspection.

Properties beyond a 100 km radius of the provincial capital carry a per-kilometre travel charge, quoted up front.

What is not extra

Phoning us afterwards to ask what a finding means. There is no charge for that and no time limit on it. A report you do not understand is not worth what you paid for it.

Why we quote rather than list

A 90 m² flat in Strand and a 400 m² house on a slope in Knysna are not the same job, and pretending otherwise means either overcharging one or underquoting the other and making it up later.

So we price on the actual building. The figure we give you before we start is the figure on the invoice.
