City Bowl

Older stock on steep ground. Rising damp in solid brick walls with no damp-proof course, retaining walls doing more work than they were built for, and roof valleys that fail under Cape winter rain.

Atlantic Seaboard

Salt air and wind-driven rain. Corroded balustrades and window frames, spalling concrete on balcony edges where the reinforcing has rusted, and water driven horizontally through window seals that would be fine anywhere inland.

Southern Suburbs

Claremont, Newlands, Rondebosch and Kenilworth carry a lot of pre-1960 housing. Damp is the recurring theme — Newlands is one of the wettest spots in the city. Add old galvanised plumbing, original wiring behind newer boards, and oak roots lifting paving and drains.

Northern Suburbs

Durbanville, Bellville, Brackenfell and Kraaifontein — a lot of newer development and estate housing. Snag-list work dominates: finishes, shower falls, and workmanship. Some areas sit on clay soils that move seasonally and crack walls.

Southern Peninsula

Fish Hoek, Kalk Bay, Simon’s Town, Noordhoek. Coastal exposure plus steep sites. Timber decks and pergolas, retaining structures, sand-driven wear, and holiday homes that have been standing empty and unventilated for months.

Blaauwberg & Table View

The wind is the story. Wind-driven rain through window and door seals, roof sheeting and tile lifting, and salt corrosion further inland than people expect. Much of the stock is 1990s onward, so the issues are workmanship rather than age.

Cape Flats

Mitchells Plain, Athlone, Grassy Park and surrounds. Sandy soils and a high water table in places, so drainage and rising damp matter. Also a lot of owner-built additions and enclosed stoeps where the structural and electrical work was never signed off.
