Before you sign, or during your cooling-off period. The whole house, written up.
Who it is for. Buyers, and agents who would rather their deal did not collapse three days before transfer.
When to book it. After your offer is accepted, inside the inspection clause window. Book early — the window is usually short.
What we check
- Roof covering, flashings, gutters and the roof space
- Ceilings, walls and floors, inside and out
- Foundations and visible structural movement — cracks, settlement, lintels
- Plumbing: supply, drainage, geyser, visible leaks and water pressure
- Electrical: distribution board, earth leakage, visible wiring, plug points
- Doors, windows, and whether they still close
- Damp and moisture ingress
- Boundary walls, paving, drainage away from the house
This is a visual inspection. We do not lift tiles, open walls or move the owner’s furniture — and we tell you plainly where we could not see.
